What is the Assessor’s Job?

  • Discover, list, value, and assess all real property and all personal property within his/her jurisdiction

  • Perform a visual inspection of each property as least once every four years

  • Value and assess new construction or other improvements

  • Maintain permanent records and files on all information collected

  • Notifies property owners of any increase in the fair market value of their property

What is Real Property?

Real property is the land and everything that is permanently attached to it on a parcel. This includes, but is not limited to:

  • Homes

  • Garages

  • Barns

  • Sheds

  • Swimming Pools

  • Carports

  • Grain Bins

How Are Manufactured Homes Taxed?

  • Real Estate

    • Any manufactured home which is located on land owned by the owner of the manufactured home shall be listed and assessed as real property

  • Personal Property

    • Any manufactured home located on land not owned by the owner of the manufactured home shall be assessed as personal property

What is Personal Property?

Movable property used in a trade or business. This includes, but is not limited to:

  • Machinery

  • Equipment

  • Furniture & Fixtures

  • Inventory

  • Computers

  • Telephones

  • Tools

  • Supplies

Where Do My Taxes Go?

  • Local schools receive the largest share of the property tax

  • City bond issues

  • County government

  • Vocational-technical schools

  • Libraries

  • City-county health department

When Do I Pay My Taxes?

  • The County Treasurer sends out a tax bill in November each year.

  • Taxes may be paid on two installments

  • If exactly one half is paid by December 31,

    • then the last half is due by March 31

  • If nothing is paid by December 31,

    • the full amount is due and becomes delinquent January 1 with applicable penalties

How are Tax Rates Set?

Tax rates or millage levies are set by procedures established in the Oklahoma Constitution or voted directly by the taxpayers. Rates are not set by the County Assessor.

Rates vary depending on:

  • School district

  • City limit

  • Vocational-technical school district

How Do We Inspect Property?

Our office uses a combination of methods for gathering property details used in valuation and record keeping.

  • On-site visual inspections for every parcel are required once every 4 years. §68-2820

    • Record details of improvements present on parcel

    • Record new pictures

    • Confirm/Change old data

  • Provided aerial photography is used to confirm data and aid in inaccessible areas

What is Personal Property?

Non-household property that is used by the farming operation. This includes, but is not limited to:

  • Tractors

  • Swathers

  • Combines

  • Box Blades

  • Brush Hogs

  • Discs

  • Cultivators

  • Balers

  • Trailers (untagged)

Value is determined by a combination of approaches:

  • Cost Approach:

    • Quality of Construction
